Why do you need a Buyer's Agent?
As a real estate buyer, it's certainly possible to represent yourself in your transaction, but be aware that there will almost always be a REALTOR on the other side of the table representing the seller. By law in Massachusetts, ALL REALTORS represent the seller unless you specifically sign up with a REALTOR to represent you (a quick and often cost free process). The benefits of a Buyer's Agent to you are numerous. As your buyer representative, I can provide you with the following services: - FINDING THE PERFECT HOME: I have access not only to the Multiple Listing Service, but also to such services as LINK, special preview Brokers lunches not available to the public, advance notice and tours of new listings, and much more.
- NEGOTATING THE OFFER: Not only do I research comparable properties that have recently sold to be sure you get the best price, I also guide you through such issues as counter offers, financing, contingencies, date of possession, inclusion/exclusion of repairs /furnishings/other equipment.
- INSPECTIONS: I can recommend experienced home inspectors and then attend the home inspection and help you negotiate any unforeseen issues that arise as a result. I can also help if problems such as radon, asbestos, insect or termite infiltration are uncovered.
- LEGAL ADVICE: I work directly with several qualified attorneys who specialize in real estate transactions. I will guide you through the Purchase and Sale agreement, condo documents, budgets, deeds, etc.
- CLOSING: Once you have closed and moved in, I will continue to be your REALTOR. If you need reputable contractors, carpet cleaners, floor sanders, etc. I'm only a phone call away!!

To obtain this designation, a real estate agent must complete extensive classroom training and pass a written exam as well as submit evidence of practical experience. Less than 2% of all Licensed Real Estate Agents have achieved this level of expertise.
